Buying a Home With a VA Loan in San Antonio: A PCS Guide to Lackland, Randolph and Fort Sam
Buying a Home With a VA Loan in San Antonio: A PCS Guide to Lackland, Randolph and Fort Sam
San Antonio is one of the largest military communities in the country, and Joint Base San Antonio (JBSA) is spread across several installations, not one. Where you choose to live can depend heavily on which installation and gate you’ll use most often.
Here’s how VA buyers can compare neighborhoods based on installation access, what a VA loan can cost, and the Texas benefits many veterans may want to look into.
Start With Your Installation, Not the Neighborhood
JBSA’s three main locations sit on opposite sides of the city. A home that’s convenient to one can mean a long drive to another.

Traffic tip: Check drive times during your actual duty hours. Loop 1604, I-35, and Hwy 151 can add significant time during peak hours.
Neighborhood Notes for PCS Buyers
- Alamo Ranch and Westover Hills: Newer homes, lots of HOA communities, and access toward Lackland via Loop 1604 and Hwy 151. These areas may be worth considering for buyers who want to stay on the west side of San Antonio.
- Castroville: Small-town setting west on US 90 with access toward Lackland. Larger lots may be easier to find than in denser parts of San Antonio, although available inventory can be more limited.
- Schertz and Cibolo: Popular areas to consider for buyers prioritizing access to JBSA-Randolph. Many newer subdivisions are located around FM 3009, FM 1103, and FM 78. Property tax rates can vary by specific property and taxing jurisdiction.
- Windcrest and Live Oak: Established neighborhoods in northeast San Antonio. Their location may be worth comparing for households commuting toward both the Fort Sam Houston and Randolph sides of the metro.
- Helotes and Boerne: Hill Country setting near Camp Bullis, often with larger lots and higher price points.
What a VA Loan Costs in 2026
VA-backed purchase loans can offer no required down payment in many cases and no monthly mortgage insurance. The main additional program cost for many borrowers is the VA funding fee, which can generally be paid at closing or financed into the loan.

Who’s exempt: Certain borrowers may be exempt from the VA funding fee, including veterans receiving or eligible to receive VA compensation for a service-connected disability and certain eligible surviving spouses. Your lender should confirm your exemption status before closing.
Texas Benefits Veterans Often Miss
- Disabled veteran property tax exemptions: Texas offers partial property-tax exemptions for qualifying disabled veterans based on disability rating. Veterans who qualify under the state’s 100% disability or individual-unemployability rules may receive an exemption of the full appraised value of their residence homestead. Applications are filed with the appraisal district where the property is located.
- Texas Veterans Land Board (VLB) home loans: The Texas Veterans Land Board offers its Veterans Housing Assistance Program for eligible Texas veterans and military members, with low-interest financing and little or no money down for qualifying borrowers. Check current rates and eligibility before applying.
- Homestead exemption: Eligible Texas homeowners should review the residence homestead exemption available for their primary residence. Military homeowners should confirm current eligibility and filing rules with the appraisal district where the property is located.
How VA Offers Work in Today’s Market
VA financing can be competitive, but understanding the program before making an offer matters. A few things can help:
- Ask about seller concessions. VA allows certain seller concessions up to 4% of the home’s reasonable value. Examples can include paying the VA funding fee, paying certain debts or judgments, or funding certain temporary interest-rate buydowns. Ordinary buyer closing costs are treated separately from that 4% concession limit.
- Plan for the VA appraisal. A VA-approved appraiser provides an opinion of value and reviews whether the property meets VA minimum property requirements. The appraisal is not the same thing as a full home inspection.
- Ask about assumable loans. Some existing VA or FHA mortgages may be assumable by a qualified buyer. The buyer generally must meet lender and program requirements and may need to cover the difference between the seller’s remaining loan balance and the purchase price.
Buy, Rent, or Buy and Keep?
Some military homeowners consider keeping their San Antonio property as a rental after a future PCS. Before buying with that plan, compare the mortgage payment, property taxes, insurance, HOA costs, maintenance, expected market rent, vacancy risk, and property-management expenses. A home that works well for you today does not automatically make sense as a future rental.
